Create some space and increase organization. That is on the top of the list of 2018 kitchen updates.
According to experts at Houzz and their 2018 Kitchen Trends Study, creating space for adequate storage is one of the most important features in updating kitchens as well as the needs for space to work, play, live, entertain and clean. In locations, such as Sunriver, homeowners are gravitating toward kitchens with open space that blend with living areas as well as upgrades such as pull-out waste and recycling baskets, baking sheet organizers, drawer organizers, revolving corner trays and pull-out trays and shelves.
Countertops are also at the top of the upgrade list. Although easy-to-clean and durable granite countertops are still highly sought after, engineered quartz countertops are gaining popularity. Flooring materials that top today's list include engineered wood and laminate in addition to hardwood flooring.
The color trend of kitchens is shifting from warm woods to bright and light white. In Sunriver, many homeowners blend the two for a fresh and modern take on mountain and forest living. Don't forget about cabinet doors. Shaker-style cabinets are most popular as well as flat-panel and raised-panel doors.
Kitchen tech is also on the rise. Wireless and voice-activated appliances and devices such as Amazon Alexa and Google Home are being brought into the home.
Opinions vary on when and where it began, but there is little debate over whether the housing bubble had a direct impact on the Great Recession. Many homeowners and previous homeowners turned-renters are still recovering from the sting the economic crisis had on their net worth and retirement goals. Central Oregon, making national headlines frst for rising home prices and then again for the collapse, was affected more substantially than many markets. The last few years' recovery to a growing and active Central Oregon Real Estate market is leaving many begging the question: are we going to see another bubble?
Financially speaking, the U.S. is in a very different state than even a few years ago. Sub-prime lending has given way to far more conservative lending parameters. Taxpayers are feeling some relief as a result of tax reform and home buying incentives such as the Tax Relief Act of 2009 and the home buyer tax credit of 2008-2010.
Rapidly rising home prices are a thing of the past, being replaced by slower, more sustainable growth. From an economic standpoint, I believe we are well insulated from experiencing another housing bubble. Real Estate is cyclical, just like any other large economic factor; prices and inventory will rise and fall over the seasons and years. However, home ownership has been and continues to be a substantial part of an individual's long term savings and wealth-building portfolio. Short-term real estate gains are an unhealthy indicator and something we're very unlikely to see in the upcoming decades.
What does this mean to a home buyer or home seller? Many of the clients I work with are second homeowners/buyers and are cautiously optimistic, and so I recommend educating themselves about how the Central Oregon market is behaving before making a move.
Compared to this time last year, Sunriver home prices are rising steadily at 3%*. My team and I have represented 20 percent of all sales in Sunriver YTD 2015, and so we can see that the market is trending toward one of balanced inventory and sales levels. Price per square foot is rising -- currently at $202/sf, up from $191/sf this time last year.
If you are a homeowner looking to down or upsize, there is a wonderful selection of homes in all price ranges. Many original owners are realizing some lost equity and selling the homes they've owned for 30 years or more. There is a mixture of vacation rental buyers, second home buyers and a few full-time residents.
If you are a buyer, the sweet spot continues to be at or under $450,000. Seventy two percent of homes in that range have sold this year. As we approach fall, inventory levels remain strong, and many homes are vacant from the busy summer rental months providing excellent buying opportunities. Historically, when we move into the winter months, inventory levels drop signifcantly and selection becomes more limited.

Did you know that Sunriver Resort has Managed Airport Hangars?
These large new hangars are privately owned, and they lease the land from Sunriver Resort on a long-term lease. The owners use them for the variety of aircraft owned personally, and the Resort Airport manages the hangars for rental purposes under a contractual agreement with the owners. Both of the new hangars are for rent on a nightly basis for transient aircraft or homeowners, and the airport management schedules the use of the hangars and collect the rental fees at the airport. They can house almost any aircraft that can land at Sunriver Airport.
